When evaluating industrial real estate in Mexico, the label “Clase A” often gets treated as a universal standard, but the reality is far more complex. The label, however, depends heavily on the market and the specific user who will occupy the building.

The space that isn’t visible in photos

A new building doesn’t automatically become Clase A just because it has a clean facade. The term summarizes a set of specifications and a location, but there is no universal list that works the same for a distribution center, an automotive plant, or an e-commerce warehouse. In Mexico, industrial corridors have been built with different standards and at different times. A building considered top-tier in one market may barely be competitive in another.

The user also changes the benchmark: a manufacturer might prioritize electrical capacity and floor load, while a logistics operator focuses on yards and loading docks, and a data center needs redundancy and permits. The first review must start with the contract and the intended operation, not the brochure.

Height determines how much product can be stored vertically and what equipment fits. A company with high racks and automation will need a different solution than a light manufacturing operation. In US markets, CBRE identifies clear height and electrical capacity as attributes that sustain the preference for new buildings; in Mexico, these ranges must be verified on each technical sheet.

Structural clearances—the distance between columns—affect circulation, rack positioning, and the flexibility of a production line. Fewer columns help reconfigure the floor, but they don’t solve the operation alone. Height, slab strength, planarity, and vibration tolerance also matter.

Floor capacity is usually expressed as allowable load. It isn’t a decorative number: it must correspond to the weight of racks, merchandise, machinery, and internal traffic. The data must come with its measurement method and the zone to which it applies. A reinforced slab in the production area doesn’t necessarily perform the same throughout the building.

An warehouse can have many square meters and still be uncomfortable. The number of docks, their separation, turning radii, waiting areas, and the relationship between yards and roadways define how long a truck stays inside the property. For a logistics operator, dock density and yard capacity may be worth more than a slightly lower rent. For a plant receiving inputs on scheduled shifts, the connection to the highway and the ability to separate personnel and cargo flows may weigh more heavily.

These figures must be read at scale. A yard advertised as “spacious” might be enough for a two-shift operation but short for a network with seasonal peaks. The user must simulate entries, exits, and trailer parking.

Energy, fire, and continuity

Electrical capacity isn’t the same as contracted load or the energy available in the corridor. A Clase A building must document the substation, capacity, redundancy, and connection conditions that match the project. For advanced manufacturing or refrigeration, this difference changes the cost of occupancy.

Fire protection must be reviewed in relation to the stored product, stacking height, and applicable standards. The National Fire Protection Association publishes technical criteria for sprinkler systems, but compliance must be verified with the project, authority, and insurer; simply stating that a fire network exists isn’t enough.

Environmental certifications like LEED can provide evidence on efficiency, water, and materials. They don’t replace the operational review. A certified building may have energy, water, or traffic restrictions that don’t appear on the seal.

For the workers who will operate the facility, the final mile is just as important as the loading dock. If the building lacks proper access roads or designated areas for personnel movement, efficiency drops immediately. A modern structure with poor logistics access offers no advantage in practice; the workflow must match the physical layout.

CBRE reported that Monterrey closed the second quarter of 2026 with 17.99 million m² of industrial inventory and a vacancy rate of 6.8%. In Ciudad Juárez, Class A vacancy was 7.8% during the same period. Those data show that “Clase A” coexists with different supply and demand conditions.

A real comparison must review construction year, location, services, specifications, and maintenance status. It also includes workforce availability and logistical connectivity. The newest building won’t win if it can’t operate.

The correct spec sheet doesn’t just say “Clase A”. It says for which user, with what load, what energy, what yard, and under which permits.
