Uttar Pradesh Real Estate Regulatory Authority (UP RERA) conducted an awareness programme for Agra Division stakeholders on Thursday, aiming to promote transparency in real estate transactions and to inform homebuyers about their rights and protections under the Real Estate (Regulation and Development) Act, 2016. The session, which took place via video conference at the ADA Auditorium in Agra, brought together a diverse group of allottees, homebuyers, promoters, and registered real estate agents, all of whom gathered to discuss their rights and responsibilities.

UP RERA Leadership Outlines Session Objectives

The workshop began with an opening statement from UP RERA Secretary Mahendra Verma, who highlighted the session’s focus on safe property investment practices, project verification, homebuyers’ rights, and grievance redressal mechanisms. Verma emphasized the importance of active participation from all stakeholders to maximize the benefits of the guidance provided, ensuring that everyone present could fully understand and apply the information shared during the event.

UP RERA Chairman Sanjay Bhoosreddy presided over the virtual session, alongside Agra Development Authority Secretary. Bhoosreddy stressed that informed consumers are better equipped to avoid fraudulent practices and risky investments. He advised prospective buyers to verify project details through the UP RERA portal before committing funds and to approach the Authority promptly when facing rights violations, thereby safeguarding their interests and ensuring compliance with legal standards.

Detailed Guidance on RERA Provisions and Due Diligence

UP RERA Principal Advisor Abrar Ahmad conducted a detailed session on key provisions of the RERA Act. The discussion covered due diligence processes, complaint filing procedures, statutory rights of allottees, and UP RERA’s role in providing timely remedies. Ahmad emphasized that verifying project credentials and documents before investing can significantly reduce the risk of financial loss and disputes, helping buyers make secure and informed decisions.

Participants were advised to check critical information including RERA registration number, validity, approved layout plans, land ownership details, construction status, expected completion dates, designated project bank accounts, promoter track records, and agent registration status. Participants were cautioned against taking investment decisions solely on the basis of advertisements, brochures, or verbal assurances, and were encouraged to independently verify project-related information available on the UP RERA portal.

Homebuyer Rights and Grievance Redressal Process

The programme detailed various rights available to homebuyers under RERA, such as receiving accurate project information, entering prescribed sale agreements, obtaining possession within agreed terms, claiming interest for delays, seeking refunds where legally applicable, and claiming compensation for misleading advertisements or statutory violations. Participants were informed about filing complaints using Form M and Form N, which are essential tools for addressing grievances effectively.

The participants were informed that they can seek appropriate relief from UP RERA in cases involving violation of the Agreement for Sale, delay in possession, unauthorized changes to sanctioned plans, unjustified financial demands, cancellation of allotment without valid grounds, or instances where a project or real estate agent required to be registered under RERA has not been registered. The session highlighted the importance of retaining key documents like allotment letters, sale agreements, payment receipts, and project records from the UP RERA portal to support future claims, ensuring that buyers have the necessary evidence to pursue their rights.
