Blackstone will receive a dividend of €492.3 million after its subsidiary Fidere completed the sale of residential assets to the Canadian fund Brookfield. The payment follows the transaction that closed on May 18.
Sale details and financial outcome
The deal transferred more than 5,000 homes for a total consideration of €1.050 billion. The assets belonged to the socimi that Blackstone owned through Fidere.
From the start of 2026 to the closing date, the socimi posted a profit of €519 million, reversing a loss of €4.5 million recorded at the end of 2025, according to filings on BME Growth.
Disposal proceeds amounted to €496.5 million. Adding operating revenue of €24.7 million yielded a gross operating result of €520.4 million after deducting provisions and other operating costs.
Based on that performance, the board proposed an interim dividend of €492.3 million for the current fiscal year.
Portfolio composition and valuation
The housing stock is concentrated in the Community of Madrid, with roughly 1,800 units originally bought from the Municipal Housing and Land Company in 2013. About 96% of those homes are under free-hold arrangements.
Municipalities represented include Móstoles, Getafe, Valdemoro, Alcorcón, Rivas, Tres Cantos, Torrejón de Ardoz, Alcalá de Henares, Las Rozas, Madrid Capital, Paracuellos and Colmenar Viejo; a single development lies in Guadalajara.
At the end of 2025 the portfolio was valued at €1.302 billion for 5,150 apartments, reflecting market-wide price growth in the region.
Subsidiary dividends and balance-sheet impact
Several entities transferred as part of the sale distributed their own dividends. Fidere Gestión Vivienda paid €296,670, while Fidere Vivienda issued €2.62 million. Fidere Comunidad contributed €470,014, reducing its stake by €8.7 million and adding €6.46 million to the parent.
Additional payouts included €15.15 million from Fidere Gestión De Vivienda 2, €91,494 from Fidere IP 3, and €341,425 from Fidere Vivienda 2. Fidere Vivienda 3 distributed €8.64 million, affecting its participation by €4.54 million and delivering €4.09 million income.
Fidere Screen S.L.U. distributed a dividend of €521,841, which reduced its equity by the same amount. Fidere Projects S.L.U. paid a total dividend of €184,281, leading to a €10,721 decrease in its participation and generating €173,560 of cash inflow for the group. Fidere IP 6 S.L.U. contributed €17,868, also lowering its stake accordingly. Finally, Fidere IP 5 S.L.U. made two dividend payments that together amounted to €7.28 million, decreasing its participation by €1.63 million while providing €5.65 million in income to the parent.
