DWS, the real estate investment arm of Deutsche Bank, has put its flagship Spanish asset, the Diagonal Mar shopping center, up for sale with an asking price exceeding €500 million.

Located in Barcelona’s Sant Martí district, the center was designed by Jean-Louis Solal and Robert A. M. Stern. It was originally developed by Hines as part of a major urban regeneration project.

A History of High-Profile Transactions

Diagonal Mar has changed hands several times. Deka Immobilien acquired it shortly after its 2001 opening for €240 million. In 2016, DWS purchased it from Northwood Investors for a then-record €495 million. This followed a 2014 sale during Spain’s real estate crisis, when Northwood bought it from Quinlan Private for €160 million.

DWS also invested €30 million in renovations after its 2016 purchase.

The center boasts 305,000 square meters of built space and over 90,000 square meters of leasable area. It houses over 100 stores, including Zara, Primark, and Sephora, a Cinesa cinema with 11 screens, and a popular food court, La Terrasa del Mar, with over 50 restaurants.

A Thriving Market for Shopping Centers

The sale comes amidst a surge in investment in Spanish shopping centers. Despite past concerns about online shopping, these assets are attracting significant interest due to strong foot traffic and sales.

According to Cushman & Wakefield, the first half of 2026 saw over €1.7 billion in shopping center transactions. Notable deals include the €340 million sale of Islazul in Madrid.

The sale process, handled by JLL and CBRE, is expected to close in the first quarter of 2027. Diagonal Mar’s strong performance, with €24 million in revenue in 2024, makes it an attractive prospect for investors seeking stable returns in the Spanish real estate market.

Diagonal Mar’s Unique Features and Tenant Mix

Diagonal Mar’s appeal extends beyond its size and location. The center’s tenant mix is diverse, featuring a range of international and local brands. In addition to fashion retailers like Zara, Primark, Tous, and Sephora, the center houses a Cinesa cinema with 11 screens, providing a full entertainment experience for visitors.

One of the center’s standout features is its food court, La Terrasa del Mar, located on the upper level. This area boasts over 50 dining options, including popular chains like Goiko, Gonzalez & Co, and Burger King, as well as local favorites such as Berto’s Milanesa, Brasa y Leña, Casa Carmen, and Manolo Bakes. The food court’s variety and quality have made it a significant draw for both locals and tourists.

DWS’s Strategic Shift and Market Trends

DWS’s decision to sell Diagonal Mar aligns with its broader strategic shift towards residential investments, particularly in the build-to-rent (BTR) sector. This transition began in 2021 through a partnership with Gestilar, resulting in a €240 million investment to develop over 1,000 BTR units in Madrid.

The sale of Diagonal Mar is part of a broader trend in the Spanish real estate market, where shopping centers are experiencing a resurgence in investor interest. With transactions totaling over €1.7 billion in the first half of 2026, the market is on track to surpass the 2016 record of €2.26 billion. Notable deals include the €340 million sale of Islazul, and the €1.5 billion purchase of the Balkany portfolio by Norges, and with Sonae Sierra as socio minoritario and gestores.
